How soon can I expect my inspection after contacting you?2018-06-20T09:49:46-05:00

The inspection can be scheduled to be performed as soon as 2 – 3 days after your approval and payment of the inspection fees.

Do I need to be present while you are performing the inspection?2018-06-21T10:44:00-05:00

Someone needs to be present to allow access to the home and lock up after the inspection.  This can be a real estate professional, the seller, the buyer, or another designated entity.  We encourage you to be present during the inspection so that items of concern can be reviewed immediately after discovery, however you do not have to be present.  The inspection report will be reviewed in detail with you after completion.

The inspection can generally be completed in 2 to 4 hours, but may vary depending on the size of the home and the complexity of the items to inspect. The formal report will be sent to you within 24 hours after the inspection is completed.

  • My Home Inspector license was issued by the state of Florida and authorizes me to perform inspections statewide.  Although I am based in the Tampa Bay area, I am willing to travel a distance to inspect your home.  Travel expenses, if required, will be added to the quote for the inspection.
  • I am also certified by InterNACHI (International Association of Certified Home Inspectors).
Do items contained in the report have to be corrected prior to closing on the house?2018-06-20T10:51:13-05:00

The report is performed and provided for your information. It identifies potential or present areas of concern. Items noted will be categorized according to importance such as; major defects that may need to be addressed by an additional professional (such as an Electrical Engineer) as they may affect the integrity and insurability of your home, safety hazards that need immediate attention, minor defects that may need attention, and aesthetic items noted for your information.
